Let’s start with the management and the owner itself, the worst service I ever had in my entire life. They don’t have the slightest idea how a host should be treated. The worst thing is that they charge you like a four seasons hotel just to treat you like they are doing charity with you.
The villas are near to the pool party so the music will beat next to you until 2 am. ( even when no one is at the pool party , they keep playing music with the beats super extra loud)
The mattress , cannot be called a mattress it’s a super hard metal box; obviously they don’t care and threaten you that if you don't like it you are welcome to leave, so be ready your back will hurt. The breakfast is next to the pool where they do the pool party, so it’s disgusting, no air, bad service, the coffee tastes like garbage. The staff never smile in the entire day. I think they hire people with this attribute.
The nicest thing is the location next to the beach and that you are in Koh phi phi, other than that avoid this hotel.

We recently stayed at the Rawianda Villas at Ibiza House for 4nights and it surpassed all of my expectations. To provide some context, I am a travel agent who brought a large group of 34 people to Thailand and we stayed at the Rawianda. From the rooms to the pool to the staff, specifically Muss, I was overwhelmed with world-class service. The rooms are very private and the location can't be beat. You're 10 steps from the beach! There's some work that needs to be done with the showers and they could use new beds but the private experience we had was so cool. The music can get loud as it runs until 2am but that didn't bother our group. The buffet is great with made-to-order omelets, etc. The service was impeccable and the management was first class. I WILL absolutely be staying here again. Thank you again for such a memorable experience!!!
I booked it (even after reading some reviews about it being beside the party Ibiza hostel) but did not think it would be that bad! The area where these villas are is literally party area..if you like that feat but we weren’t looking for that type of holiday! |The first night was horrendous and the music was SO loud and playing until 2am! It started at 7pm might I add. Our bungalow was backed on to the Ibiza pool so it was extra bad! We asked to move villa the next day and they kindly moved us to a further away villa which was definitely better. Although there must have been a gap in the window or something as we were eaten alive by mosquitoes (even with a mosquito plug in and bug repellent on!!)|The pool was nice, the breakfast buffet was good and staff were friendly and helpful!

How you experience this is largely based on you preferences. If you want a great location especially for partying at nights while still living in a calm hotel area (you will still hear music from the surrounding clubs until 2 am) this is a good choice. If you want silence then this (or the rest of central Phi Phi, especially close the party beach) is not for you. You need to get further away from town then. We weren't really into partying hard, but it was nice to stroll along the beach in the evening and be close to town. The music at nights did not bother us and it was a great location for everything else.||||Was a quite a bit more expensive compared to other hotels we visited in Thailand and that we saw on Phi Phi, but bare in mind that you also get quite alot for it. However I'm not totally sure it was worth the quite large difference in price compared to what we payed in Khao Lak and Phuket although we didn't have as good standard there. It's more of a question about how much you are willing to pay. Don't know if similarly priced hotels in Phi Phi are better or not.||||+||Location close to beach, atm, food, minimarts and town. Great bungalo and pool area, during the day many customers use the pool area that has a bar and music but it's really quiet and calm in the afternoon and closed after 9pm so you won't get bothered when you want to sleep. Friendly staff. Security guards at entrance. ||||- Finding the actual hotel, there are no signs facing the street. It seems they are a part of the nearby Ibiza hotel (but have different name for bungalo area) or cooperating with them (breakfast is served there).

Rawianda villas was in a great location near the beach, shops and beach bars. The villa style rooms were very nice and facing the pool too. The staff were great and always smiling and friendly. I got lost the day arrived and I rang the hotel and a friendly concierge man came and found me at Slinky Bar. I was using the wrong map on my phone. They have an Ibiza pool party next door twice a week I think-it goes off! I would stay their again next time I visit Phi Phi island.
We stayed at this „hotel“ for one night. When booking it we were looking forward staying in our own bungalow. The arrival and check-in were really nice, but everything after was kind of horrible. We payed €90,- for a bungalow with a hard mattress, ants in the bathroom and water that smealt really bad. ||The next day the breakfast was in the Ibiza pool bar. Here every second day a pool party is happening. ||For that amount of money this is really the worst experience ever in the holiday.

The Rawianda Villas are part of the Ibiza house in Koh Phi Phi. The front has a mental pool looking out over the sea. Pool parties tue, thurs & sun. Great lively beach bars either side. The villas themselves have there own private pool at the rear which is perfect for anything from a honey moon to a lads holiday. I can not fault this place in terms of service, location, price and night life. Love it.
This is a total scam and you will get bed bugs here! STAY AWAY! I repeat STAY AWAY!!! This room is attached to the Ibiza House hostel which bumps EDM music at all hours of the day. Upon arrival the check in desk would not give us the key to our room until we gave them 3000 baht or our passports, this is left on the check in desk until you check out, not kept in any back room or safe. The rooms are gross, felt unclean, and have a system built in so the AC doesn’t work unless you are in the room so it will always be very hot in the room when you come in and takes an hour to cool off. The mattresses are hard as a rock and the sheets felt sandy and unclean. We woke up after staying here covered in bites, which were in fact bed bugs. STAY AWAY!!!!

Stayed in the bungalows with a private pool and access to the Ibiza pool party. The rooms were very cute and high end, quieter place vs ibiza hostel. Steps away from the beach and great breakfast. Also very close to the start of Phi Phi outlook hike.
My entire Thailand trip was canceled due to the world wide corona virus pandemic.. so there are no flights to southeast Asia from Canada, I tried to rebook through 6 different airlines and look for every alternate route but every single flight was cancelled (in fact our government is evacuating Canadian citizens from overseas and bringing them home on emergency flights).. and this hotel charged me for the entire reservation with absolutely no forgiveness. The ENTIRE $774CAD .. they would not even reschedule (the 2 other hotels I reserved in Thailand refunded my reservation or rescheduled because this is a world wide health emergency even though those hotels had a zero cancellation policy as well).. What a horrible example of humanity, I have zero respect for this business. Do not book this hotel, they literally admitted to me that if you DIED they would not show any forgiveness in terms of cancelling refunding or even changing your reservation.
